Conscient Hines Elevate is the residential brand created by the joint venture between Conscient Infrastructure, a Delhi NCR developer, and Hines, the Houston-headquartered global real estate investment and development firm founded in 1957. Under the Elevate name, the partnership has built luxury residences along Gurugram’s Golf Course Extension Road, and is now extending the brand into North Delhi with Elevate Kamla Nagar in the 110007 postal district.

Hines: the global half of the partnership

Hines was founded in Houston, Texas, in 1957 by Gerald D. Hines. Nearly seven decades on, the firm remains privately owned and operates in 383 cities across 30 countries, managing roughly USD 94.6 billion in investment assets across residential, logistics, retail, office and mixed-use strategies.

The scale is easier to grasp in built form than in dollars. Hines has historically developed, redeveloped or acquired 1,639 properties totalling more than 578 million square feet, and typically has close to 197 developments underway around the world at any given moment. Its current property and asset management portfolio runs to 790 properties.

Hines entered India in 2006 and opened its first office in Gurugram. Its Indian reputation was built on commercial work before residential. One Horizon Center on Golf Course Road, developed with DLF and designed by Robert A. M. Stern Architects, is a 25-storey LEED Platinum tower and remains the firm’s India headquarters. Skyview Corporate Park and Atrium Place, both also in Gurugram, followed.

One detail is worth noting for anyone assessing how seriously Hines treats the Elevate line: on its own India page, Hines names Elevate in Gurugram alongside Alpha in Mumbai and Altitude in Bengaluru as its upcoming residential developments. The Elevate brand sits inside the firm’s acknowledged global portfolio, not at arm’s length from it.

Conscient: the Delhi NCR half

Conscient Infrastructure grew out of BCC Infrastructure, a real estate design and development company with deep roots in the Delhi NCR market. The group’s work spans residential, commercial and institutional development, and its stated approach has consistently emphasised planned execution and long-horizon delivery over volume.

What distinguishes Conscient from most NCR developers of comparable size is what sits outside its property portfolio. The wider Conscient Group operates the Heritage Xperiential Learning School in Gurugram, one of the region’s better-regarded schools, and has run sports academy partnerships with the Real Madrid Foundation. A developer that also runs schools tends to think about neighbourhoods differently from one that only sells square footage — and that orientation shows up in how the Elevate projects are planned around shared amenity and community space.

Indian real estate joint ventures between a global firm and a domestic developer usually divide along a predictable line, and this one is no exception. Hines contributes international capital discipline, design standards, and the project management systems that come from running developments in thirty countries. Conscient Hines Elevate Reserve, Sector 62, Gurugram

The second Elevate project, registered with the Haryana Real Estate Regulatory Authority under registration number 101 of 2023, dated December 2023. Elevate Reserve offers 3 and 4 BHK residences in high-rise towers, with architecture by the studio of Ricardo Bofill. The project is under construction.

Elevate Kamla Nagar, North Delhi

The newest chapter, and the first to move the brand out of Gurugram and into Delhi proper. Elevate Kamla Nagar occupies the former Birla Cotton Mills site in Kamla Nagar, Delhi 110007 — a rare ten-acre land parcel inside one of North Delhi’s oldest established neighbourhoods, developed by Conscient Infrastructure with Hines as co-developer, Texmaco Infrastructure and Holdings as land partner, and HDFC Capital as investment partner.

The planned development comprises six residential towers of approximately 44 storeys, with roughly 900 residences in 3 and 4 BHK configurations at two residences per floor per tower. The site adjoins a fifteen-acre DDA park, and a Delhi Metro Phase 4 station on the Green Line is planned approximately 100 metres away. The scheme also includes a clubhouse and a commercial precinct of approximately 3,00,000 sq ft with a G+2 retail frontage. Architecture and construction partners are currently under evaluation and have not been finalised.

A note on published figures

Anyone researching these projects online will notice something uncomfortable: acreage, tower counts and unit numbers for the same Gurugram project vary widely across channel-partner and aggregator websites. Land areas ranging from 4.85 to 8.91 acres, and unit counts from 250 to 556, have all been published for developments under this brand. These are not different projects; they are different guesses.
